MEASURE · COMPARE · DOCUMENT · DETECT · ACT
A minor leak, persistent humidity, an air-conditioning issue or the effects of a storm can remain unnoticed for weeks when the owner is away.
Changes can develop before they become obvious at first glance.
An unusual variation may be the first sign of a problem.
Periodic functional checks can reveal changes that require attention.
Heavy rain, wind and storms can affect terraces, drainage or the exterior of the property.
Important documents should not have to wait until the owner’s next visit to Spain.
If a problem occurs, it is important to have someone who already knows the property.
HOW WE WORK
Every property develops a history over time. Photographs, observations, relevant readings and scheduled checks help us identify changes rather than simply saying that “everything looks fine”.
Step 01
We collect relevant data and property parameters.
Step 02
We track changes against previous visits and recorded values.
Step 03
We record photographs, readings and clear observations.
Step 04
We identify changes that require attention at an early stage.
Step 05
We inform the owner and coordinate the next steps.
The result is a measurable, documented and preventive, process designed to track the property over time.
You receive more than a simple confirmation that everything is fine. You receive a structured report with the status of the areas checked, photographs, relevant readings and clear recommendations.
Recommendation: monitor again at the next visit.

Monitoring consumption and identifying unusual variations can help detect situations that require attention at an early stage.
Tracking consumption and carrying out functional checks helps us observe how energy use evolves within the property.
Prevention, responsible maintenance and checks after severe weather help protect the property and its resources.
The Sustainable Development Goals indicate the areas in which our activity can contribute to more responsible property management.

WHAT WE MONITOR IN PRACTICE
During our visits we check and document areas that can easily go unnoticed when a property is left unoccupied.
We inspect doors, locks and access points for changes, damage or signs that require attention.
We observe taps, sanitary fixtures and visible signs that may indicate water loss or infiltration.
We carry out a basic functional check and observe the visible condition of the filters and indoor unit.
We inspect areas beneath sinks and visible connections for signs of moisture, leakage or other changes.
We check drainage, standing water and the effects of rain or wind on exterior areas.
We monitor visible signs of damp, condensation or mould and compare them with previous observations.
Photographs, relevant readings and recommendations from each visit contribute to the property’s digital history.
The aim is to notice changes early enough for the owner to decide what action should be taken.
FREQUENTLY ASKED QUESTIONS
Clear answers to the most important questions about key holding, property visits, reports and property management.
We keep your property keys secure and use them exclusively for the services agreed with you: scheduled visits, checks, authorised access or other requested interventions. Keys are managed through an identification system designed to avoid an obvious link between the key and the property address.
Depending on the plan, we check access and security, water and sanitary installations, the electrical panel, basic air-conditioning operation, visible signs of damp or water ingress, meters, interior areas and exterior spaces. Each visit is documented so the condition of the property can be tracked over time.
Yes. Visits are documented digitally with photographs and relevant observations. The purpose is not simply to confirm that “everything is fine”, but to build a history of the property and identify changes that require attention.
We document the situation and inform you. If an intervention is required, we agree the next steps with you. We do not order works or repairs on your behalf without your approval, except within situations and limits agreed in advance.
No. The plans cover the monitoring, checking, documentation and coordination services included at the selected level. Materials, parts, technicians’ labour and actual repairs are charged separately. Some plans include a limited number of contractor access and coordination services.
After a relevant local weather event, we can carry out an additional property check to look for possible access issues, water ingress, exterior damage or other visible changes. The number of severe-weather checks included each year depends on the selected plan.
Yes, absolutely. The initial property assessment (access, keys, initial condition and photographs) can be completed without you being present — the keys can be sent by courier, handed over by someone you trust or left directly in a coded access box. We agree together which option works best for you.
Yes. The plans are designed for different types of properties. Published prices apply to properties with a standard configuration; very large properties, properties with extensive exterior areas or properties with greater technical complexity may require an assessment and a personalised quotation.
Cleaning, laundry, shopping and consumables are not automatically included in the standard plans. ECO-PREMIUM includes a limited number of pre-arrival property preparation services, while other services can be requested separately.
Our activity is focused on Orihuela Costa and Torrevieja, allowing us to maintain the local nature of the service and manage visits and intervention coordination efficiently.
